Interest rates are going down

—you heard it here first!
This week, the Bureau of Labor Statistics released jobs numbers for August. Unemployment is still up, and new job creation was down. While this isn’t great news for all sectors of the economy, it is good news for real estate.
Rate cuts are already being priced in to mortgages, even though the Fed hasn’t officially stated that there will be a rate cut. The jobs report was enough to lower 10 year US Treasury bond yields, which is the main indicator for mortgage-backed securities, and therefore, home mortgage rates. (See photo)
Just this week, I had a homebuyer get qualified at 5.75% on FHA with no points (points are upfront fees to permanently lower the rate—commonplace these last few years).
If you’ve been on the fence about a personal home purchase or investment real estate, now is a great time to act. I’m not a big believer in “timing the market,” but we do have the ingredients for an uptick in demand for houses as well as prices. Traditionally, when the cost of capital goes down, asset prices go up. Those who jump in early can take advantage of the lagging price growth that lower rates bring.
If you’re a seller, this is also great news. I believe we will see a busier fall and winter than usual, which will hopefully help to put a damper on surging inventory rates. Currently, we are in a fairly strong buyer’s market, but lower rates could shift the balance of power back toward sellers a bit. I do not think this will be a drastic or immediate shift, but I do see a shift coming there.
Bottom line: I know real estate agents always say now is a good time to buy, and honestly, that’s true. Holding real estate long-term is one of the best ways to generate wealth, and dollar-cost averaging works the same here as it does in equities.
By the way—I personally make it a goal to add to my portfolio every year, so I’m givng you the exact same advice that I personally follow.
That said, right now is an ESPECIALLY good time to buy, and the market will be improving for sellers.
